The short version

A leak almost never starts where the water lands. It runs along a batten, down a rafter and drops through the plaster two metres from the actual hole. Finding it is the job. Patching it is the easy part.

We repair roofs right across Melbourne and Geelong, and most of what we see falls into a handful of causes: a cracked or slipped tile, bedding and pointing that has let go on a ridge, a valley packed with leaves, or a flashing that was never formed properly where the roof meets a wall or a chimney.

If water is coming in now, ring us. We are on the tools Monday to Friday 7am to 5pm and available after hours for emergencies, and we would rather get a tarp over something today than argue about it next week.

Call Aaron on 0427 149 270 or send through the details and we will come back to you.

Worth knowing

What we get called out for

If any of this sounds like your house, it is worth a look before the next big rain.

01 A stain on the ceiling
Brown ring on the plaster that gets bigger after every downpour, or paint bubbling along a cornice.
02 Broken and slipped tiles
Cracked from a footfall, lifted by wind, or just moved out of line over the years.
03 Storm damage
Branches, hail and wind. Often a handful of tiles and a length of ridge rather than the whole roof.
04 Blocked valleys and gutters
Leaf litter dams the water and pushes it back up under the tiles where it has nowhere to go but in.
05 Failed flashings
Where the roof meets a wall, a chimney or a skylight. A very common source and a very common bodge.
06 Perished bedding and pointing
Mortar on the ridges cracking and dropping out, which lets wind driven rain straight under the capping.

After the weather

Storm damage is mostly where you cannot see it

Wind lifts tiles, drops branches across them and pulls capping off the ridge. Most of that sits on the face of the roof you never see from the ground, and the first sign inside is a stain on the ceiling a day or two later.

If the weather has been through, it is worth having someone up there before the next lot of rain finds the same hole.

Roofing repairs and leaks: your questions

Not covered here? Ring Aaron on 0427 149 270 and ask.

Can you come out in an emergency?

We work Monday to Friday, 7am to 5pm, and we are available after hours for emergency repairs. Call Aaron directly and tell us what is happening.

My ceiling is stained but I cannot see anything wrong on the roof. Is that normal?

Very. Water travels a long way before it drops. That is why we get up there and look at the whole roof rather than just the patch of ceiling underneath the stain.

Will a repair be enough or will I need the whole roof done?

In most cases a repair is enough. If the roof is at the point where you are going to be calling us every winter, we will say so and price both options so you can decide.

Do you repair the ceiling damage as well?

We fix the roof. We do not do the plastering and painting inside, but we will tell you when it is dry enough for that work to start.
