The short version
A roof can be perfectly sound and still drag the whole house down. The tiles have gone chalky, the colour has faded off unevenly and there are dark streaks of lichen through it. Painting is the part that fixes how it looks.
Roof painting is the coating end of a restoration on its own. The roof gets cleaned back to bare tile, anything broken is replaced, a sealer goes on to bind the surface, and the colour coats go over the top of that.
If the bedding and pointing on your ridges are still sound, painting is often all the roof actually needs. If they are not, we will say so, because there is no sense rolling new colour over mortar that is about to let go.

In detail
What actually goes on the roof
A high pressure clean first, to take off the moss, the lichen and the chalky layer that has come away from the tiles. Nothing holds on a dirty roof, so this is most of the work.
Broken and slipped tiles replaced, then a sealer coat to bind the surface of the tile and give the colour something to grip.
Colour coats rolled or sprayed out to an even finish, gutters cleared of the wash down, and the site left clean.

It is mostly how the place presents, and the neighbours notice that before you do.

- One even colour across the whole roof instead of faded, patchy tiles and dark streaks of lichen.

- Sealed tiles shed water rather than soaking it up and holding moss against the surface.
- 03 The view from the kerb
- The roof is a quarter of what you see from the street. New colour on it changes the look of the whole house.
- 04 Getting ready to sell
- If the place is going on the market, it is one of the few jobs that reads from the footpath in a photograph.
- 05 What it does not do
- Painting is a coating, not a repair. Cracked pointing, loose capping and broken tiles are dealt with first or not at all.
A tired roof is usually a dirty roof. Colour is the last coat, not the first job.

Can every roof be painted?
Most concrete tiled roofs will take a coating once they have been cleaned back properly. Glazed tiles are a different job again, and a roof that is cracking across whole sections is better replaced than coated. We will tell you honestly which one yours is when we come out and look.
Is this the same as a roof restoration?
Painting is one part of a restoration. A full restoration also rebeds and repoints the ridge and hip capping. If your capping is already sound, painting on its own may be all you need.
Can I choose the colour?
Yes. We will go through the colour range with you when we quote.
How long does it take?
Most homes are a matter of days rather than weeks, depending on the size of the roof and the weather. Coating needs dry conditions, so we work around the forecast.
Do I need to move out?
No. It is all external work. You will hear us up there and there will be a vehicle in the driveway, but life carries on inside.
