The short version
Replacing a roof is a big spend and nobody should talk you into one. Plenty of roofs that look finished from the ground are perfectly restorable. But some are genuinely done, and patching those is throwing good money after bad.
A full replacement means the old roof comes off, the battens and sarking are checked and renewed where they need to be, and a new roof goes on from there. It is the only option that resets the clock, and on the right house it is money well spent.
We will give you an honest answer either way. If the inspection says restoration will buy you another long stretch, we will quote you for a restoration and tell you why. If it says replacement, we will show you the photos that make the case.

When a roof is genuinely at the end
Usually it is more than one of these at once rather than any single thing.

- Older tiled roofs eventually reach a point where the tiles themselves are porous and brittle rather than simply dirty.
- 02 Widespread damage
- Not a handful of cracked tiles but cracking across whole sections, often with previous repairs failing too.
- 03 Deterioration underneath
- Battens that have rotted or sagged, sarking that has perished, or no sarking at all under a roof that needs it.
- 04 Leaks that keep coming back
- You have had it patched more than once in the same area and it has come back each time.

- Layers of old silicone, mismatched tiles and mortar over mortar, all of it hiding the real problem.

We get on the roof, photograph the condition of the tiles, the ridges and what is underneath, and talk you through it.

Strip and check
Old roof comes off and goes straight in the bin. Battens and frame checked, sarking renewed where needed.
- 04
Relay
New roof laid, ridges bedded and pointed, valleys and flashings formed properly.
- 05
Clean down
Gutters cleared, site swept, offcuts and old tiles taken away. We do not leave a pile behind.

How do I know whether I need a replacement or a restoration?
That is what the free inspection decides. The short version: if the tiles themselves are sound and the problem is the coating, the pointing and the grime, a restoration is usually the answer. If the tiles and what is under them have gone, it is a replacement.
Will my house be exposed while the old roof is off?
We work in sections and we watch the forecast. A roof is never left open overnight without being made weather tight.
Do you take the old roof away?
Yes. Removal and disposal of the old roof is part of the job and part of the quote.
